Bancroft began the redevelopment of 134 E. Main Street in Newark, DE, which involves demolishing an existing two-story mixed-use building to construct a new 60,000 SF five-story mixed-use building. The ground floor podium will contain approximately 12,250 SF of shell retail space and common area space for the residents, including a leasing office, gymnasium, mail storage, and mechanical/electrical rooms. Floors two, three, four, and five will comprise 31 apartment units (109 beds). Due to limited future fire marshal access around the proposed building, the residential floors will comprise cold-formed metal framing, ecospan floor joists, and decking. This will be an extremely tight site located in the heart of the heavily trafficked Main Street in Newark, DE. The anticipated project turnover is 2025.
